Stage 1

Design-Stage EPC & Compliance Check

We assess your architectural plans against Technical Document F and the recast EPBD requirements. You get a design-stage EPC rating and a clear compliance position before construction starts.

  • Mandatory compliance with Technical Document F under S.L. 623.01
  • Identifies envelope, system, and renewable shortfalls at design stage
  • Cheaper to fix on paper than on site
  • Required if targeting grant co-funding on new build energy measures

Stage 2

Full Energy Modelling (IES Virtual Environment)

Dynamic simulation of your building using IES VE, the industry-standard modelling platform. We test HVAC configurations, envelope options, solar integration, and system sizing against real climate data for Malta. The result: a building designed to use less energy from day one, reducing your operating costs every month for the life of the building.

  • Reduces long-term operating costs by optimising energy performance at design stage, before anything is built
  • Optimises system sizing. Prevents overbuilding and underperformance
  • nZEB and ZEB compliance verification under the recast EPBD
  • PV readiness and solar integration. Mandatory for new non-residential buildings over 250m² from end of 2026
  • Gives architects and contractors a clear performance brief
  • Required as the technical justification grant assessors need to approve investment
  • GSTC certification readiness (environmental pillar) available as an add-on

Stage 3

As-Built EPC & Verification

Once construction is complete, we verify the finished building delivers what the model predicted. The compliance certificate is submitted to the BCA.

  • Mandatory. Compliance certificate must be submitted to the BCA within one month of completion
  • Your EPC rating directly affects financing terms. Maltese banks offer preferential green loan rates for energy-efficient buildings. A better rating means cheaper money
  • Confirms the constructed building meets the design-stage rating
  • Protects against post-construction compliance failures
  • Required as verified performance data for GSTC Certification Body assessment
